Central Bank publishes review of housing market for Q2 2026

According to the regulator, the number of transactions in April-June increased by 0.1% compared to the same period last year. This was preceded by a surge in activity in the first quarter, when about 110 thousand contracts were concluded: some buyers sought to formalize purchases before the introduction of the escrow system. By region, the largest increase in the number of transactions was recorded in the Khorezm region - by 17.8%, in the Navoi and Syrdarya regions the indicator increased by around 7.5%, in Karakalpakstan - by 6.1%, and in Tashkent - by 2%.

One of the key factors supporting demand, the Central Bank called mortgages: during the quarter, banks issued housing loans worth 7.4 trillion soum, which is 48% more than the result of the same period last year. For the entire first half of the year, the volume of mortgage lending reached 13.1 trillion soum (an increase of 38%).

In June 2026, apartments on the primary market rose in price by 6.2% in soum and by 12% in dollars compared to June last year. On the secondary market, the annual growth was 6.3% in soum and 12.2% in dollars. The Central Bank noted that outside of Tashkent, prices were increasing faster than in the capital, which is due to a lower starting base and the expansion of investments. At the same time, in Tashkent, the average offer price of a hundred square meters of land decreased in June to 292 million soum - by 9% in annual terms.

In the second quarter of 2026, 74.4 thousand real estate transactions were registered in Uzbekistan, and apartment prices increased by an average of more than 6% in soum. This was reported by the Central Bank in a review of the market.
